Specifically: the coating was applied to a surface that wasn't properly abraded to create a mechanical bond. The coating looked fine on day one. Then the concrete moved slightly with temperature changes, a vehicle drove on it while it was still curing, or moisture wicked up from below — and the coating lifted away from a surface it was never truly bonded to.

Acid Etching vs Diamond Grinding

There are two common surface preparation methods you'll encounter when getting garage floor quotes:

• Acid etching: Applying muriatic acid to the concrete surface to chemically roughen it. Fast, cheap, requires minimal equipment. Creates a surface profile of roughly 50–75 microns. Popular with DIY kits and budget contractors.
• Diamond grinding: Using a machine with diamond-tipped heads to mechanically grind the surface. Creates a surface profile of 200+ microns. Removes existing coatings, oil contamination, and laitance. Requires professional equipment and significantly more time.

The surface profile difference is the entire story. The deeper the profile, the more mechanical surface area the coating bonds to. Diamond ground concrete gives the coating approximately 4x more surface area to grip versus acid etched concrete.

Why Contractors Skip Diamond Grinding

Diamond grinding requires a commercial grinding machine (several thousand dollars), diamond tooling (expensive and consumable), a dust collection system, and the time to do it correctly. For a 2-car garage, proper diamond grinding takes 1–2 hours of machine time alone.

Acid etching takes about 20 minutes and costs a few dollars in chemical. The math on cutting corners is obvious — and the homeowner usually doesn't know the difference until the floor starts peeling 18 months later.

Other Common Failure Points

• Moisture in the concrete: Concrete that is wet or has high moisture vapor transmission will push moisture up through the coating, breaking the bond over time. Professional installers test for this.
• Coating applied too thick or too thin: Application rate matters. Too thick traps solvents. Too thin gives inadequate coverage.
• Temperature and humidity during installation: Both affect cure rate and final adhesion. Professional installers know the conditions required and won't install in conditions that will compromise the result.
• Using the wrong product: Water-based epoxy (the kind in DIY kits) simply doesn't perform at the level of professional polyaspartic coatings. The resin systems are fundamentally different.
